Working Together to Resolve Zoning Concerns
The Village's goal is to help residents and property owners understand the Zoning Code and work together to resolve concerns whenever possible.
Most zoning concerns can be resolved with communication and cooperation. The Village works with property owners to help them understand the requirements of the Zoning Code and, when needed, bring properties into compliance.
If you have questions about a notice you've received, are planning a project, or aren't sure whether something complies with the Zoning Code, please contact the Village.
Step 1: A Concern Is Reported
A zoning concern may be reported by a resident, Village official, or another source. Anyone may submit a written complaint if they believe a property may not be complying with the Village's Zoning Code.
Step 2: The Concern Is Reviewed
The Zoning Inspector reviews the complaint and investigates the situation. This may include visiting the property, reviewing permits or plans, and determining whether a violation of the Zoning Code exists. Not every complaint results in a violation.
Step 3: The Property Owner Is Notified
If a violation is found, the property owner or other responsible party will be contacted and informed about the issue. In many cases, a simple conversation is all that's needed to explain the requirements and answer questions.
Step 4: An Opportunity to Correct the Issue
Property owners are given a reasonable opportunity to correct the violation. The amount of time allowed depends on the nature of the issue. Some concerns can be resolved quickly, while others—such as construction projects or larger improvements—may require additional time. The Village's goal is voluntary compliance whenever possible.
Step 5: If the Problem Isn't Corrected
If a violation is not corrected after notice has been provided, the Village may take additional enforcement action as allowed by the Zoning Code and Ohio law. Under the Zoning Code, each day a violation continues after notice may be considered a separate offense, and the Village may pursue other legal remedies when necessary.
Questions or Disagreements?
If you disagree with a decision made by the Zoning Inspector, you have the right to appeal that decision to the Planning & Zoning Commission. Appeals generally must be filed within 20 days of the decision. The Commission will hold a public hearing before making its decision, and additional appeals may be available through the courts as provided by Ohio law.
